In commercial real estate, the hold period is the time between when you make your investment and when the property goes to market. Since real estate investments are illiquid, you can’t sell your investment before the end of that hold period, unlike public stocks which you can sell at any time. Sponsors generally target a hold period of 3-5 years, although some investments target as long as 10 years.
While you may earn distributions during that hold period, depending on the business plan, many projects deliver the majority of the potential returns once the deal is realized, meaning it sold or refinanced.
